INNERARITY ISLAND – A SHORT REVIEW
On the South Side of the Island is the Federal Intracoastal Waterway, to the North and West is Perdido Bay. The South Side of the Innerarity has two “Bayous” Russell Bayou and at the Island entry Keys Bayou.
Passing the front entry gate there are NO commercial establishments. There are NO: Condos, Stores, Gas Stations, or other non residential properties. Our Island is a pleasant, safe, residential community consisting of about 650 Acres. The Wittig Family has lived here for 27 years I think you would enjoy joining me in this wonderful Island community of Innerarity.

Recent Island History:
Starting off, formal development of Innerarity Island began in the late 1960s when Hamilton Kenner put in a short gravel road along both the north and south shores of Innerarity Island. During that period a few houses were built but records aren’t very accurate on where or when. Around 1970, another land developer named Benjamin “Ben” White started the major development on the Island. The first house to be documented was built in 1973 on Innerarity Circle although some remember houses on the north shore even before Mr. White’s ownership.
Due to Very high-interest rates during the early 1980s, President “Jimmy” Carter and the FED tried to stop run-away inflation with interest rates on single family homes topping 18.5 Percent. Second Mortgages and many commercial mortgages had to pay upwards of 24 percent for a loan! Ben White was forced into bankruptcy. As a result, his accountant, Fayette Dennison, bought the island and actively continued its development, Benjamin (Ben) White, also developed the Grande Lagoon residential area. Land and building restrictions (CCR’s) were first documented on the Island in 1971 thru 1976 by Mr. White.

Status of the Island as of 03/07/2019 (more or less)
Today, Escambia County owns the largest number of undeveloped lots on the island.
Finally, as of 2018, there are almost 622+- home sites on the island (375+- still undeveloped), including the Russell Bayou development. There are three property owners associations, Innerarity Island Association, Russell Bayou, and Sundance for the townhomes Not counting these townhomes, there are currently about 195+- homes as part of the Island Association and 42+- more in Russell Bayou. Total Single Family homes within the Gated community is about 237 +-.
CURRENT zoning on the Island is mostly R-1 but there is a large section on the western edge, one lot west of North shore road that is zoned R5. At the Eastern Entry to the Island, the townhomes were built under SDD zoning and number 68 Townhomes.
An interesting historical note is that the island was advertised as late as 1978 by Ben White and Willard C. Byrd & Associates to include Cluster homes in the SDD area (entry to the island to the east), high density cluster homes, mid-rise homes and a marina in the western edge of the island currently zoned R-5. Currently, the R-5 zoned area is undeveloped and the SDD area encompasses the Townhomes and the Russell Bayou Development single family homes.
